This project required a dual-threat approach: installing a highly efficient, weather-resistant flat roofing system, alongside sleek, modern exterior metal wall panels to give the building its signature look. Here is a step-by-step look at how we brought this commercial project to life.
Phase 1: Securing the Top with a Mechanically Fastened TPO Roof
Colorado’s high altitude, intense UV exposure, and heavy winter snow loads demand a roofing system that can handle extremes. For the top of the Barrel Lofts, we installed a brand new, white TPO (Thermoplastic Polyolefin) single-ply roofing membrane.
TPO is an excellent choice for commercial properties in our region because its reflective white surface helps reduce cooling costs in the summer, while its flexible, heat-welded seams provide unparalleled waterproofing.

A critical part of any flat roof installation is ensuring that all roof penetrations—such as plumbing vents, HVAC units, and gas lines—are meticulously flashed and sealed. Water will always find the weakest point, so our crews pay special attention to these details.

We also installed specialized supports for the roof’s gas lines to ensure they sit safely above the membrane without puncturing it or causing unnecessary wear and tear over time. The edges were then finished with a heavy-duty metal coping along the parapet walls to lock the system down against high winds.

Phase 2: Modernizing the Facade with Metal Wall Panels
Once the building was watertight from the top down, our focus shifted to the exterior walls facing Tejon Street. The architectural design of the Barrel Lofts called for an industrial-chic, modern aesthetic that would stand out while blending seamlessly with the brickwork on the lower level.
To achieve this, the B&L Roofing team installed vertical corrugated metal wall panels across the upper stories.

Installing metal wall panels requires exact precision. Our team ensured that every panel was perfectly plumb and that the transitions around the large, modern windows and sliding balcony doors were cleanly flashed. This not only looks fantastic but creates a cohesive, weather-tight barrier for the entire building envelope.

The integration of the floating wood-deck balconies adds a touch of warmth to the cool metal siding. The final result is a highly durable, low-maintenance exterior that will look pristine for decades to come.
